Melrose Median Sale Hits $900,000 as Upper-End Deals Drive June Market

MELROSE -- A property at 31 North Ave. sold for $1,665,000 on June 16, the highest recorded sale price in the latest deed data from the South Middlesex Registry of Deeds, as Melrose posted 19 total deed recordings between June 12 and July 11, 2026.

MARKET OVERVIEW Of the 19 deeds recorded in the period, 11 carried disclosed sale prices. Those transactions ranged from $245,000 to $1,665,000, with a median of $900,000. Eight transfers showed no consideration amount; the majority of those appear to be intra-family trust conveyances -- routine estate-planning transfers in which the same individuals conveyed property to themselves or close relatives as trustees. Counting only the 11 arm's-length sales with disclosed prices, the period reflects moderate activity with a meaningful concentration at the upper end of the market: three of the 11 exceeded $1 million.

TOP SALES The period's highest transaction was 31 North Ave., recorded June 16 at $1,665,000. Bradley Joseph Armour and Lesley Ann Armour conveyed the property to Andrew and Gennie Lawson.

26 Garfield Rd. followed at $1,255,000, recorded June 12. Judith A. Smith sold to Mark D. Garabedian.

349 Washington St. sold for $1,156,027 on June 23. Francis B. Goodwin and Michele D. Goodwin conveyed the property to Lauren Jesse Pywell and Kevin Richard Pywell.

301 Upham St. recorded at $985,000 on June 16. Laura A. Sternberger sold to Hearthstone Property Group LLC.

167 Essex St. rounded out the top five at $980,000, also recorded June 23. The Bird Living Trust, with Robert Bird as trustee, sold to David Robert Rose and Elizabeth Anna Therrien.

NEIGHBORHOOD BREAKDOWN North Avenue produced two of the period's highest-priced transactions: 31 North Ave. at $1,665,000 and 11 North Ave. at $900,000 -- together totaling $2,565,000, the most concentrated dollar volume on any single street in the data.

Heywood Avenue recorded two transfers: 17 Heywood Ave. sold for $695,000 on June 23 to Heywood Avenue LLC; 84 Heywood Ave. carried no disclosed price and appears to be a trust conveyance from Robert and Kathleen Camelio to themselves as trustees.

Sycamore Road also saw two deeds, both with no disclosed consideration: 33 Sycamore Rd. transferred from Tony Yip and Annie Liu to themselves as trustees, and 46 Sycamore Rd. recorded a Cardoso family transfer.

Among the remaining disclosed-price sales, 26 Garfield Rd. ($1,255,000) and 349 Washington St. ($1,156,027) anchored the upper tier. The mid-range cluster included 301 Upham St. ($985,000), 167 Essex St. ($980,000), 11 North Ave. ($900,000), 247 Lebanon St. ($715,000), and 17 Heywood Ave. ($695,000). The lowest three disclosed prices -- 22 Rockland St. at $530,000, one June 17 deed at $564,000, and 1 Mill Rd. at $245,000 -- extended the range considerably downward.

One June 17 deed lists only "Melrose, MA" with no street address; that $564,000 transaction, in which Eric N. and Janet M. Rutan sold to Patrick J. Flynn and Lilah E. Keegan, could not be mapped to a specific location from the deed record. One deed at 249 Beech Ave. lists sellers Meredith M. and Scott A. Wolfrom but contains no buyer name in the recorded data.

MARKET NOTES Two of the 11 disclosed-price sales involved LLC buyers: Heywood Avenue LLC acquired 17 Heywood Ave. for $695,000, and Hearthstone Property Group LLC purchased 301 Upham St. for $985,000. Entity purchases accounted for roughly 18% of disclosed-price sales in the period. At least six of the eight no-price transfers follow a clear trust-conveyance pattern, with sellers re-recording title in their own names as trustees. The $245,000 sale at 1 Mill Rd. sits more than $285,000 below the next-lowest disclosed price; deed records do not indicate the nature of that transaction.
