Melrose home prices hold above $1 million as June sales close near seven figures

MELROSE -- Nineteen property deeds were recorded in Melrose between June 19 and July 18, with disclosed sale prices ranging from $479,000 to $1,825,000 and a median of $1,100,000 among the 13 transactions that included a price.

Prices among the disclosed sales ranged from $479,000 to $1,825,000, with a median of $1,100,000. Taken on raw count alone, 19 recorded deeds in a four-week span is a moderate volume, though several of those transfers were trust or estate transactions rather than open-market sales, which affects how the count should be read.

TOP SALES The month's highest-priced transaction was 34 Russet Ln, which sold for $1,825,000 on June 26; sellers Brendan and Karen Regan conveyed the property to buyers Aaron S. Henderson and Suzanne Skylar Griggs. At 57 Sheffield Rd, Andrew J. and Patricia D. Peterson sold to Lindsey Carlsen and Jacob Burns for $1,515,000 on June 25. The property at 3 E Foster St sold for $1,450,000 on June 30, with KJB Investments LLC selling to East Foster PT LLC. At 75 School St, Christopher and Hannah Elizabeth Costa sold to Melissa C. and William H. Camuso Jr. for $1,400,000 on June 24. Rounding out the top five, 349 Washington St sold for $1,156,027 on June 23, with Francis B. and Michele D. Goodwin selling to Lauren Jesse and Kevin Richard Pywell.

NEIGHBORHOOD BREAKDOWN Main Street saw three recorded transfers in the period. Todd Weaver sold 1078 Main St to Victoria Tyler for $970,000 on June 29. Art Ventures LLC sold 647 Main St to Follow Your Art Community Studios Inc for $1,126,000 on June 26. And 1053 Main St changed hands June 26 without a disclosed price, as Kwame and Megan Lewis transferred the property to Megan Elizabeth Lewis and Kwame Akini Lewis as trustees. By price tier among disclosed sales: one sale fell under $500,000 (a Melrose address at $479,000). Four sales fell between $500,000 and $1 million: 1078 Main St ($970,000), 167 Essex St ($980,000), 17 Heywood Ave ($695,000) and 247 Lebanon St ($715,000). Eight sales exceeded $1 million: 34 Russet Ln, 57 Sheffield Rd, 3 E Foster St, 75 School St, 349 Washington St, 647 Main St, 266 Melrose St ($1,100,000) and 387 Upham St ($1,015,000).

MARKET NOTES Six of the 19 recorded deeds -- at 40 Youle St, 1053 Main St, 220 Essex St Unit 1, 26 Adams St, 20 Cleveland St and 33 Sycamore Rd -- involved transfers where the grantor and grantee share the same last name, several explicitly moving ownership into a trust. None of these six disclosed a sale price.
