Melrose recorded 20 property transfers between Sept. 11 and Oct. 10, with 10 carrying a sale price so far, ranging from $575,000 to $2.4 million and a median of $962,850. The month's top sale was 14 Chipman Ave., which sold for $2.4 million, transferring from Melrose Veterans Building Association Inc. to Chipman Development LLC. Half of the period's deeds, including several apparent family trust transfers, have no recorded price yet, which is typical while registry data catches up. No single street saw more than one sale this period, and transactions spanned three roughly even price tiers from under $750,000 to over $1 million.
