Melrose Home Sales Median Tops $1 Million as June Closings Skew High

MELROSE -- A Lincoln Street property that sold for $1,505,000 set the high-water mark for Melrose's June recording period, anchoring a month in which seven of 18 recorded deeds carried disclosed sale prices.

  • MARKET OVERVIEW
  • Eighteen deeds were recorded in Melrose between May 31 and June 29, 2026, but only seven included disclosed consideration amounts. Among those seven, prices ranged from $217,500 to $1,505,000, with a median sale price of $1,006,500. The high median reflects a concentration of transactions at or above the seven-figure mark; three of the seven priced sales exceeded $1 million. The remaining 11 transfers either involved trust reorganizations, intra-family conveyances, or otherwise carried no stated consideration, limiting the statistical picture for the period.
  • TOP SALES
  • 84 Lincoln St. led all recorded transactions at $1,505,000. Lloyd G. Ternes Jr., trustee of a revocable trust, conveyed the property to Craig O. Levy and Sophia T. Axtman on June 1. Two properties tied for second place at $1,075,000. On June 4, Steven and Kara DeGuglielmo sold 515 Upham St. to Joseph U. Paul and Marie A. Paul. A separate June 4 transaction at an address listed only as Melrose, MA — with no street address recorded in the deed data — also closed at $1,075,000; Jeanne Lydon sold to John J. Broderick Jr. and Lucia Broderick, though a street address was not available in the registry data. Rounding out the top sales, 81 Linden Rd. sold for $950,000 on June 2, with Kimberley A. Giles and Jesse A. Stevenson conveying the property to Elise Danico, trustee.
  • NEIGHBORHOOD BREAKDOWN
  • The four disclosed sales above $900,000 were spread across distinct streets — Lincoln, Upham, Linden, and an unspecified address — with no single street accounting for more than one high-end transaction. At the mid-tier, 35 Felton Pl. sold for $536,000, the sole transaction in the $500,000–$999,999 range among disclosed sales. The dataset's lone sub-$500,000 transaction was 340 Main St., Unit 307, a condominium that changed hands for $217,500, the lowest recorded price of the period. Two units at 26 W. Wyoming Ave. — Units 4C and 4D — transferred on the same date with no disclosed prices, both moving from individual ownership into a trust held by Vijay and Dina Kanabar. Similarly, 53 Melrose St., Unit 6E, appears in the data twice in consecutive days, with the Sorabella family conveying the unit in one direction on June 3 and back in the other on June 4; both transfers carry no disclosed consideration.
  • MARKET NOTES
  • Square footage data is not available from deed records, so price-per-square-foot analysis cannot be performed. Of the 18 recorded transfers, at least nine appear to involve trust formations, trustee substitutions, or intra-family conveyances based on shared surnames and trust naming conventions — a pattern common in estate planning activity but one that reduces the number of arm's-length transactions available for market analysis. The one confirmed condominium sale with a disclosed price, 340 Main St. Unit 307 at $217,500, stands well below the period's median and represents the dataset's only sub-$500,000 transaction. The four sales at or above $950,000 suggest the disclosed arm's-length market for the period skewed toward higher-priced single-family properties.
