Melrose Home Sales Span $430,000 to $1.215 Million as Trust Transfers Dominate August Deed Filings
Nineteen properties sold in Melrose between Aug. 7 and Sept. 5, according to deeds recorded at the South Middlesex Registry of Deeds. Of those, 11 sales disclosed a price, ranging from $430,000 for a condominium at 219 Lynn Fells Parkway to $1,215,000 for a single-family home at 32 Sanford St., with a median sale price of $825,000. The remaining eight transfers, nearly half the month's total, moved property within families, into trusts, or to limited liability companies without a disclosed sale price. Mountain Avenue and Emerson Street each recorded two sales. The data shows steady transaction volume but limited pricing transparency for the period.
